Soft washing is what you use when pressure is the problem rather than the solution. Instead of forcing water at a surface, it applies a cleaning solution that kills the organic growth at the root, then rinses gently. It is slower, it costs about the same, and on the wrong surface it is the only method that will not cause damage.
What soft washing actually involves
The solution does the work. I apply a biodegradable detergent blend matched to the surface and the growth, let it dwell for the time it actually needs, then rinse at pressures closer to a garden hose than a pressure washer. Because the treatment kills the algae and mildew rather than just knocking the visible layer off, results last considerably longer than a pressure rinse before regrowth becomes visible.
Why it matters
High pressure on the wrong surface causes damage that is expensive and sometimes impossible to reverse. On asphalt shingles it strips the protective granules and voids most manufacturer warranties. On stucco and EIFS it forces water behind the system and into the wall assembly. On aged painted siding it takes the paint off. On soft old mortar it blows the joints out.
